Property & Deal Analysis
How to think about value, risk, opportunity and real estate investment decisions.
Property & Deal Analysis covers how to think about an individual property: what it is worth, what it would take to change that, what could go wrong, and how much of the answer you can actually know before you commit.
Most of what gets written about deal analysis is either a formula with no context or a story with no numbers. We try to do neither. A calculation is only as good as the assumptions feeding it, so the articles here spend as much time on where an assumption comes from as on the arithmetic that follows it.
You will find work on valuation and ARV, on reading a property's condition and what it implies for cost, on the risks that do not show up in a listing, and on the difference between a deal that looks good and one that survives contact with a renovation budget.
This category is aimed at real estate investors, operators and investment teams making repeatable decisions — people for whom the next property matters as much as this one. For market-level work, see Market Intelligence. For pricing the work itself, see Renovation Planning.
